Dolce Vita opened in 1999 as an age-qualified, land-lease community on the east side of Apache Junction in ZIP 85119. It has about 482 home sites and is operated by Equity LifeStyle Properties. The community is gated, and its large Tuscan-style clubhouse of about 33,000 square feet has a pool, spa, pickleball and a fitness room. Homes run from about 976 to 1,884 square feet, many of them built by Cavco, and some have garages or Arizona rooms.

What makes Dolce Vita different is the spread of ages. New homes from the 2021 to 2026 model years are still being placed next to homes that have been here since the early years. So one street can have a heater that is a few months old and another that has already been replaced once.

In a manufactured home, the heater usually sits in a utility closet, sometimes reached from outside, so check where yours is before you need it. It works the same way as our standard leak calls in Apache Junction anywhere else in town, with the rules of a land-lease park added on. For the wider east side, see our 85119 leak repair page.

Leaks We Expect in Dolce Vita

Soft floors under manufactured-home closets

In many manufactured homes the closet floor is wood-based, so check yours. A slow drip soaks in quietly and the floor goes soft before anyone sees a puddle. If the floor gives a little when you step near the heater, stop there and call. We stop the leak and handle replacing a weak stand or platform and the pan; the floor itself may need a carpenter or your dealer.

A closet that opens from outside

Some manufactured homes have a heater closet reached from an outside door (check yours). Because nobody walks past it, a drip can go on for weeks, and dust or monsoon rain can get in around a worn door seal. Open it now and then and look at the floor, the fittings and the base of the tank. Our mobile and manufactured home water heater service covers these closet installs.

Older homes on their second or third heater

Homes placed in the early 2000s are long past one heater's life. Depending on your water, many tanks show trouble at 7 to 9 years, so ask the office about yours. The label on the side gives the date, so check it. If water seeps from under the jacket, the tank can't be patched, as our guide to a leaking water heater tank explains.

Drain valves clogged with sediment

Sediment settles at the bottom of a tank and keeps the drain valve from closing tight, so it drips. Plastic valves can crack too. A brass valve is the usual fix. See why a drain valve drips for what to look for.

Working on a Land-Lease Site: The Office, the Gate and the Water

In a land-lease community, you own the home and the community owns the land under it. The water heater is part of your home, so the repair is usually your call. The park still sets rules for work on the site, such as when contractors may come in, where vehicles park, and what needs approval. Check with the community office before a planned replacement, and let them know about an emergency visit once the water is off.

  • Gate: give us your site number and ask the office how a contractor gets in after hours.
  • Water source: listings describe well water and septic for the community. Ask the office what that means for your site, including where to drain a tank during a flush.
  • Shut-offs: find the cold valve at your heater and the main for your home. If the heater valve won't turn, the main is your backup.

If a heater is replaced, permit rules depend on your address and the work. The City of Apache Junction exempts some like-for-like swaps in manufactured homes, but a fuel change or a move is different. Confirm with the city or county, and ask us about permit requirements. Rules change, and this isn't legal advice.

What Does Water Heater Leak Repair in Dolce Vita Cost?

Angi's figures give a rough starting point: about $646 is its Apache Junction average for water heater repairs of all kinds, with most jobs between $422 and $1,196, and about $1,136 for an installed replacement. In a manufactured home, the closet size and the need for a heater listed for manufactured homes matter more than the drip itself. Those numbers describe the area, not a quote from us, and ours comes before any work. Our repair cost guide and replacement cost guide show what moves the number.

Water Heater Leak Repair Dolce Vita: FAQs

Do I need the Dolce Vita office's OK before a water heater is replaced on my site?

For a planned replacement, check with the office first. You own the home and the heater, but the park sets the rules for contractor work on its land, such as hours, parking and approvals. In an emergency, shut off the water, get the leak stopped, and let the office know as soon as you can.

My Dolce Vita home is a brand-new model and the heater is dripping. Who should I call first?

Look at your purchase paperwork before anything else. A new manufactured home often comes with a warranty from the builder or dealer, and the heater itself has a maker's warranty. Some of those require you to use their contractor. Close the cold valve and turn off the power or gas while you find out. If nobody covers it, we can.

Can any water heater go into a manufactured home at Dolce Vita?

No. A gas water heater in a manufactured home must be a model listed for manufactured-home use under HUD rules. Electric models have fewer limits, but they still have to fit the closet and match the wiring. Tell us the size and fuel on your current label, and we'll bring a heater that fits.

Listings mention well water and septic at Dolce Vita. Does that change how I care for my heater?

Possibly. The water quality from a well can differ from city water, so ask the office whether there is a water report. Hard water in this area builds sediment, which makes a yearly flush worth doing. Before you flush, ask the office where the drain water should go, since that may be limited on a septic site.
