Peralta Trails is a gated, all-age community in Gold Canyon, ZIP 85118, just off US 60 and Peralta Rd. Del Webb developed it, first under the name "Desert Glory," and most homes went up from about 2000 to 2005, with later infill homes built up to about 2018. It has phases called Unit I, Peralta Preserve Unit II and Unit III-A, and streets like Peralta Canyon Dr, Second Water Trail, Dutchmans Trail, Meandering Trail Ln and Rugged Mountain Dr. Peralta Trail Elementary is inside the community, and there is a community pool and center, though not every phase has access.
For water heaters, the build years matter most. A tank from 2000 to 2005 is far past normal life, so most homes have likely replaced it at least once. Some may have switched to tankless, so check yours. Nearby, Peralta Canyon is the opposite story, with heaters only a few years old. Leaks We Expect in Peralta Trails
These are common for homes of this age. Infill homes from the 2010s may fit the Peralta Canyon section below better.
Replacement tanks from the 2010s wearing out
If the original Del Webb tank was swapped around 2010 to 2015, that replacement is now 10 years old or more. In water this hard, many tanks show trouble at 7 to 9 years. Water at the bottom seam usually means the tank has rusted through. Our guide to a heater leaking from the bottom helps you tell a tank leak from a valve leak.
Corroded connections on top of the tank
On a replacement tank put in around 2010 to 2015, the pipe nipples and flex connectors on top of the tank can corrode where hot and cold lines attach. You may see crusty white or green buildup and a slow drip that runs down the side of the tank. That's often a fitting, not the tank. See leaks from the top of a water heater.
A relief valve that drips during heating
A relief valve that has sat on a tank for years can wear out and weep. If the drip comes and goes while the heater runs, pressure from expanding water may be the cause. Never cap the pipe. Our relief valve replacement page covers when a new valve fixes it.
An infill-era tank that's never been flushed
Homes built later, up to about 2018, may still be on their first tank. If it has never been flushed, sediment can build up, make popping sounds and keep the drain valve from sealing. A water heater flush on a tank that is still sound can help it last longer.

Peralta Canyon: Young Heaters and Warranty Questions
Peralta Canyon sits at the northeast corner of US 60 and Peralta Rd. It is a newer neighborhood of about 750 homes, built from about 2018 to 2023 by KB Home, Lennar, Gehan, Beazer and others. Most homes are single-story, with walking paths, parks and pickleball, and Peralta Regional Park opened right next door in January 2023.
That means most heaters here are only a few years old. A leak on a young heater is usually at a connection, a valve or the relief pipe, not a worn-out tank. Our page on a new water heater that's leaking covers the usual causes.
Check your warranty first
Before you pay for a repair, find your closing papers. Your builder's warranty may cover plumbing work for a set time, and the heater's maker usually has its own tank warranty, often tied to the date on the label. If you bought a home warranty, that company usually sends its own contractor. Our home warranty claim guide explains how that works. If the water is spreading, shut off the cold valve to the heater first, then sort out who pays.
For a replacement in either neighborhood, permits come from Pinal County, since Gold Canyon is outside Apache Junction city limits. Confirm with the county for your address, and ask us about permit requirements.
What Does Water Heater Leak Repair in Peralta Trails Cost?
The two neighborhoods sit at opposite ends of the cost picture. In an early-2000s Del Webb home, the question is often whether a second tank is worth repairing or should be replaced. In Peralta Canyon, a builder or maker warranty may cover a young heater, so a repair there could cost you little or nothing. Our repair cost guide covers valves and fittings, and the replacement cost guide covers a full swap. We give you a price before any work starts.
Water Heater Leak Repair Peralta Trails: FAQs
Our Peralta Preserve Unit II home got a new heater around 2012. What should we watch for now?
A tank from about 2012 has been working for well over a decade, so small signs matter. Look for rust at the bottom seam, a damp drain valve, crust on the fittings on top and a relief pipe that drips. Popping or rumbling while it heats points to sediment. Start planning the next heater now so a failure doesn't force a rushed choice.
My Peralta Canyon home is from 2021 and the heater is leaking. Who pays?
Check your builder's warranty and the heater maker's tank warranty first. A leak at a fitting may fall under the builder's plumbing coverage, and a tank leak may fall under the maker's. Take photos, note the label date and serial number, and keep your closing papers handy when you call.
Our Peralta Trails home was built in 2016. Does it count as an older home?
Not really. Infill homes from the 2010s are much younger than the early Del Webb homes, and the first tank may still be in place. At about 10 years old in hard water, though, it's worth watching for rust, popping sounds or a damp drain valve.
Can a heater in a Peralta Canyon home already need an anode rod?
It's possible. In hard water the rod wears down over the years, and a tank from 2018 to 2023 may be due for a look. Checking the rod early can help a young tank last longer. Many tank warranties have their own rules, so read yours before any work.
